The Walton County Planning Commission voted to recommend approval of a rezoning to allow a fabricated metal products facility and related operations at 6342 Highway 20, subject to multiple conditions aimed at limiting off-site impacts.
Representatives for Henderson Fabrication, including operations vice president Jeremy Hurst and consulting engineer Tiphorn (Alcovey Consulting), told the commission the company operates a fabrication facility down the road and planned to relocate or expand fabrication, staging and covered material storage to the proposed site. Tiphorn described a proposed 62,000-square-foot building with office space and an exterior area for staged material on concrete pads. He said trucks and semitrailers would deliver raw materials and pick up finished fabricated steel; occasional telehandlers and diesel forklifts would be used on-site.
Community members near the project raised concerns about lighting, noise, potential outdoor storage, possible truck parking and ecological impacts. One neighbor asked for landscaping to screen views from Highway 20; another asked for assurance that stormwater and runoff would be treated. The applicant and engineer said they would meet GDOT and county requirements for driveway improvements, would provide required stormwater treatment and intended to retain the existing house on the site as an office.
Commissioners attached conditions before forwarding the application to the Walton County Board of Commissioners: the rezoning must be limited to the uses proposed in the application, lighting must be downward-facing to minimize spillover, the site may not be used for third-party truck or trailer rental/parking, and additional landscaping along Highway 20 should be provided. The commission voted in favor of the recommendation; the matter will move to the Board of Commissioners for final action.
