Board approves Eglin Federal Credit Union branch and grants minor roof-pitch deviation

Planning staff described the two linked items: a deviation request to allow a 2:12 roof pitch area (deviating from the 4:12 standard) and a minor development order for a 4,610-square-foot bank with a drive-through on a 1.51-acre parcel in District 5 with village mixed use zoning. Tim Brown said the area of low pitch "cannot be seen from Highway 98" but requires approval because it deviates from code.
Tim Nowak with Lamont Key Group explained the design detail: a small 2:12 cricket is located directly behind the entry roof where two 4:12 roofs converge; its purpose is to divert water where a higher pitch cannot be provided. Nowak said the cricket "can't be seen from any of the elevations really" and characterized it as functional rather than a primary roof form.
Board members discussed visibility and precedent; several members said the deviation appeared consistent with intent of the code, which aims to avoid flat roof boxes along the corridor. A motion to approve the roof-pitch deviation passed; the board then moved to approve the development plan for the bank. Members commented that the prototype matches other built examples and that the credit union is seeking to open a branch in Santa Rosa Beach soon.
The approval covers the roof-pitch deviation (limited to the small cricket) and the development plan for the new branch as presented to the board. The record shows no public opposition on either item.
