MAPS diversion hub contractor gets $40,379 change order after deep foundation work

The MAPS for Citizen Advisory Board on March 6 approved Change Order No. 1 for the Diversion Hub project, increasing the contract by $40,378.68 to cover foundation, utility and material adjustments discovered during early construction.

Architect Matt Hedgren of Rees Architects told the board that crews drilled concrete piers to bedrock 50 to 60 feet deep and then adjusted several items as construction progressed, including upsizing some concrete piers and changing a specified metal panel product. Hedgren said the change order covers four items: a cellular elevator dialer ($4,584.14), utility connection and sanitary sewer changes (about $28,000), upsizing several 18-inch piers to 24 inches ($17,260.91) and swapping the originally specified “Luxe” metal panel for a more durable “Barrage” panel (roughly $9,000). Hedgren said those items together total $40,378.68.

Hedgren also reviewed recent site work that prompted the request: site clearing, drilling and installing rebar cages for deep concrete piers, grade beam formwork and slab pours. He said the project footprint is roughly 35,000 square feet (about 20,000 on the first floor and nearly 16,000 on the second) and that steel deliveries and second-floor pours are scheduled in the coming months.

The board voted to approve the change order. The motion and vote totals were not recorded in the transcript.

The contractor’s substantial completion date was adjusted to reflect 11.5 weather delay days included in the request; Hedgren said that affects the schedule but did not provide a new calendar completion date at the meeting.

The board held no further action on contract novelties at the meeting; Hedgren said construction will continue with steel erection and exterior work scheduled through early June.
