The Keller City Council on March 4 approved the detailed site plan for the Summit at Center Stage, a proposed 42‑lot single‑family subdivision at the southeast corner of the Center Stage mixed‑use development.
Staff told council the detailed plan conforms to the city's plan development (PD) standards and to the August 2023 amended PD concept plan. The single‑family phase covers just over 8 acres, contains three open‑space lots that together total about 2.2 acres (including the Mount Gilead buffer) and shows required sidewalks and a 10‑foot trail along Mount Gilead. Staff said all lots meet the PD's lot‑size and setback standards and that architectural standards and landscaping requirements will be reviewed at building‑permit stage.
Council asked about vehicular access and whether the reduced lot count (42 vs. earlier approvals for up to 57 or 43 in prior plans) affected traffic considerations. Public Works staff said the project updated the traffic analysis and met required thresholds; the plan will use an internal alley system and connections consistent with the approved PD.
Because the detailed site plan substantially complied with the approved PD, a public hearing was not required under the UDC, staff said; council's approval was therefore ministerial.
