Jim Lowry, representing P & D Family Limited Partnership (the landowner/developer), said the gazebo would be mounted on eight 12‑inch piers roughly 36 inches above grade, include electrical receptacles and be used primarily by employees and tenants of the adjacent property; other users may access the structure with permission. Lowry said the gazebo manufacturer’s spec sheets were provided and that the applicant would coordinate any required electrical permits with the town.
Board members discussed whether the structure qualifies as an accessory structure or a building for setback purposes. Planning staff allowed a hand‑drawn site plan for this minor application instead of a full survey, but the board required that applicants place dimensional setbacks, parking layout and a clearer plan showing the gazebo location and key measurements on the submitted plan. The planner also noted that, although the project is minor, final submitted drawings should reflect the changes discussed at the meeting and show the tax‑map reference.
The board granted a set of waivers from standard checklist items (to accept the hand‑drawn plan and related documentation) and approved the project with conditions: final drawings incorporating meeting changes, clear setback measurements, demonstration that drainage and erosion control will be installed prior to construction, electrical permitting for the proposed receptacles, E‑911 numbering if required, a requirement that active construction begin within 24 months for vesting, and payment for recording the notice of decision. The motion to approve was made and seconded; the board recorded the vote as “Aye.”
