The Laconia Planning Board on an evening meeting accepted and approved PB2025‑032, a two‑lot subdivision and boundary line adjustment on Parade Road, and granted the applicant a waiver of the city’s sidewalk requirement.
The applicant, property owner Steve Maiori, told the board the original parcel was about 5.12 acres and that the proposal—accomplished via a boundary‑line adjustment with a neighbor—would create two single‑family lots with roughly 200 feet of frontage each. "One lot is 2.1 acres; the other lot would be 3.27 acres," Maiori said during his presentation. He also said each lot will have its own septic system and a proposed well radius on the lots.
Board members discussed a requested waiver of the sidewalk requirement and the mechanisms for collecting sidewalk funds. Planning staff and board members noted the city is working on an impact‑fee study that could change how sidewalk monies are handled; in the meantime no citywide sidewalk escrow mechanism applies to this rural corridor. After discussion the board voted to waive the sidewalk requirement; the motion carried with one board member recorded as abstaining. The board then accepted the application as complete and voted to approve the subdivision.
Staff conditions of approval require technical corrections to the plan, possession of all required municipal, state and federal permits before final plan signing and recording, and recording of a deed at the Belknap County Registry of Deeds conveying 10,638 square feet from one parcel to another. The staff report lists an impact fee of $3,814.80 per new single‑family dwelling unit, calculated under RSA 674:39; the applicant is exempt from changes to impact‑fee rates for five years from approval. The project must meet all conditions by March 4, 2030, or the approval will lapse unless an extension is filed.
No members of the public spoke for or against the proposal during the public hearing. The board’s action closes the board’s review; the approval is subject to the listed conditions and required permits.
