Brewster Academy representatives presented a preliminary site plan to the Wolfeboro Planning Board on March 4, 2025, proposing to reconfigure parking away from the central academic quad and relocate parking access to Estabrook Road to improve pedestrian safety and campus circulation.
Andy Smith, senior associate and architect for DSK, said the plan would remove multiple curb cuts on Main Street, push consolidated parking closer to Main Street and return the central quad — between the Grayson Center, Estabrook Dining Hall and the main academic building — to green space. The applicants said the proposal reduces overall impervious area while maintaining roughly the same number of parking spaces and that they currently estimate a net increase of about 5 to 8 spaces compared with the present configuration.
Sean Malone, a professional civil engineer with Oak Consulting Group, told the board that on‑site soils are poorly draining and that pervious pavement was not recommended for large areas because dense silty layers exist about 2.5–3 feet below grade. Instead, Malone said the design will rely on a biofilter basin in a landscape island, underdrains and vegetated filtration to improve stormwater treatment given the poor soils and high groundwater.
Board members asked for additional materials at the next review: an exact parking‑space count (existing and proposed), parking aisle widths and dimensions, photometrics for lighting, plant species for landscaping, detailed drainage calculations, and a maintenance plan for stormwater features. Applicant representatives said they plan a phased construction approach to maintain campus parking during work, will coordinate utility work to minimize disruption and expect to return for a Technical Review Committee (TRC) meeting and a subsequent planning board submission with the requested details.
The board did not take a vote. Members encouraged the applicant to supply the detailed civil plans, ADA parking information and final lighting specs for dark‑sky compliance when the project returns for TRC and formal site review.
