Huntington committee forwards rezoning of seven Monroe Avenue parcels to light industrial

The Huntington Planning and Zoning Committee at a 2025 meeting voted to forward to full City Council a petition to rezone seven parcels on the 600 block of Monroe Avenue from R-2 single-family residential to I-1 light industrial/commercial.

The change, presented by city planning staff, would reclassify four parcels currently used as single-family homes (intended to remain residential in appearance but be converted to office space), two parcels that are a continuation of adjacent industrial use, and one gravel lot used for storage by a neighboring industry. "This rezoning aligns with how the properties are currently being used and is considered a minor boundary adjustment," said Cathy Burns of the planning and development office.

The rezoning request was submitted by Quantum Properties, doing business as Richwood Industries, and staff said it is consistent with the city’s Comprehensive Plan 2035, which designates the parcels for I-1 use on its future land-use map. Burns told the committee the Planning Commission reviewed the petition in February and voted 8-0 to forward a favorable recommendation to the committee.

Committee member Miss Lehman moved to forward the item to full council with a favorable recommendation; Miss Walling seconded the motion. The committee recorded affirmative responses and the motion carried. Miss Lehman agreed to sponsor the item when it reaches full City Council.

No substantive objections or conditions were recorded in committee discussion. The matter will next be considered by the Huntington City Council; no council hearing date was specified in the committee record.
