Pat Gerbo of Seabird Design described the phase-2 layout and said the proposal centers on a single pond sized to serve the remaining property and a depressional area on site. Gerbo said the pond outlet discharges to the northeast and ultimately toward the Wabash River. County staff highlighted four specific stormwater-quantity items from the reviewer's memo and said the NDOT permit for work in the road right of way must be submitted to the county office. Zach, a county staff member, said he was "happy to recommend approval" after noting the memo items and the NDOT permit requirement. The board moved and seconded approval conditioned on the Christopher Burke memo dated Feb. 27, 2025; a voice vote passed the motion.
Staff and the developer said they would coordinate grading and final pond design with transportation officials before final permitting. No public opposition was recorded during the meeting.
