Plan Commission approves two‑lot certified survey map for West Bend Sand and Stone property

The West Bend Plan Commission on March 4 approved a certified survey map that divides property owned by West Bend Sand and Stone Company Inc. into two parcels located about 900 feet east of Meadowlark Court on the north side of West Washington Street.

Staff said the eastern parcel will be about 1.5 acres and the western parcel nearly 8 acres, and both parcels meet the requirements for Zone B1, a community business district. "This Certified Survey Map is to create 2 parcels out of the property. The Eastern 1 is about an acre and half and the Western 1 is, almost 8 acres for that," said staff member Jim during the commission discussion.

The staff report said there is adequate right-of-way for Highway 33 (Washington Street) and that each lot will have a maximum of one access to Washington Street. The western lot also will have access to an adjacent right-of-way triangle and is subject to existing We Energies and communication easements and a billboard easement on the eastern lot. The staff recommendation was to approve the map as presented.

Developer representative Dave told the commission the property previously had DNR approvals and that the land division is intended to allow interest from separate buyers. "Could get approval from DNR, you know, and that goes back 15 years ago. So, we just thought it appropriate at this time to make that the land division and try to get 2 interested parties," Dave said.

A motion to approve the certified survey map was made and seconded and carried; the minutes record commissioners voting "Aye" and the chair declaring the motion carried. The transcript does not list individual roll-call votes or a numerical tally.

The commission moved next to the agenda's site plan item following the vote.
