Commission staff and applicant agree on Nichols Place Phase 4 changes; engineering to confirm Ferguson Boulevard extension

Brad Hickman, a staff planner, presented an amended preliminary master development plan and revised final master plan for Nichols Place Phase 4, a proposed 29-unit horizontal property regime on 5.62 acres zoned MRO (multiple residential and office) south of Nichols Lane and east of Ferguson Boulevard.
Hickman said the revised plan includes two more units versus the last submission but, compared with the currently approved final master plan, results in a net reduction of one unit and adds three parking places. Discussion at the work session focused on how far Ferguson Boulevard should be extended; engineering and the applicant agreed the road should be built “to the farthest extent practicable” now while reserving easements for future construction where needed.
Luke Talley of CSDG, representing the applicant, told commissioners the applicant had addressed staff comments and was prepared to work with engineering on the road connection. Commissioners had no further substantive comments and the item was set to return to a future meeting for final action once engineering details are resolved.
No formal vote or approval occurred at the work session. Engineering will confirm the design and any required easements for the Ferguson Boulevard extension before the item returns to the commission.
