The City of South Fulton heard a presentation on March 3 about a rezoning and special-use request for a property at 0 Riverside Drive in City Council District 1. The applicant asked to rezone the site from MIX (mixed-use) to C-2 (general commercial) and requested a special-use permit to allow a self-storage facility.
The applicant, Randy Pimsleur, representing Barefoot Land Development, told the meeting the project would sit on “a little over 9 and a quarter acres of land.” He described a development that includes a restaurant building of about 7,500 square feet, two retail buildings of about 10,000 square feet each and a storage building described in the presentation as a 40,000-square-foot footprint. The applicant also said the storage building would be three stories and referenced a “20,000, square foot of area,” language used in the presentation.
City staff noted an existing sewer easement that the applicant said the design respects. Pimsleur also said the project provides parking “in excess of what is required based on the zoning ordinance.” There were no public questions recorded during the presentation and the applicant offered to answer follow-up questions after the meeting.
The presenter and staff reminded applicants of the public participation requirements for rezoning cases in Cycle 4: a completed public participation plan (Form E) and proof of the required community meeting are due to the planning department by April 7, 2025. The planning commission public hearing is scheduled for April 16, 2025, and the City Council public hearing is on May 13, 2025.
No formal vote or decision was made at the information meeting; the item will proceed through the planning commission and city council public hearings.
