The Plan and Zone Commission on Feb. 18 voted unanimously to forward case F25-02, the final plat for Paddington Square Second Edition, to the Davenport City Council with staff-recommended conditions.
The one-lot final plat covers about 1.2 acres at 801 East 40th Street in Ward 7. City planning staff noted the site is just south of Goose Creek Trail and near the city public works facility; Plum Supply Company sits across the street and Davenport Memorial Cemetery lies to the south. The property had been rezoned in recent years from multifamily residential to I-1 (light industrial district); the future land use map shows the parcel as residential general.
Staff said the plat merges seven prior lots into one developable parcel and places an outlot on the eastern half of the site for stormwater detention and management. The staff recommendation included five standard conditions: remove building setback lines where indicated, label the shared-access easement/common driveway with the adjacent property owner, and note that stormwater facilities shall be owned and maintained by the property owner or business entity.
Chris Compton, a contractor representing the petitioner (Bridal Day Properties LLC), told the commission the developer plans to construct two contractor-storage buildings and that the site plan is being finalized with the city. “The plat’s pretty straightforward,” Compton said.
Roll call voting recorded unanimous approval from commissioners present. The commission’s favorable recommendation will be transmitted to the city council for final action.
What’s next: The conditions require final technical edits and documentation (civil plans, easement labels and stormwater ownership notes) before the city will accept a final recorded plat.
