Planning commission recommends rezoning three South Main properties from R-2 to C-3

The Bryan Planning Commission voted to recommend that City Council rezone three contiguous parcels at 427, 429 and 433 South Main Street from R-2 (residential) to C-3 (commercial).
Commission staff member Andrew said the parcels are contiguous with existing C-3 zoning and that the property owner, identified in the application as Code 3 Properties (application lists an individual the staff said they believe to be DuMeyer Dunlap), purchased the properties to market them as commercial. Andrew said the owner intends the buildings to remain residential in use—including repairing 433, which is currently in poor condition—but wants the commercial zoning to allow marketing as commercial lots.
Andrew said he received only one phone call about the rezoning, from Philip Wagner, who owns nearby property; Wagner told staff he had no objection once staff clarified the location. The commission’s role is advisory: the Planning Commission will forward its recommendation to the Bryan City Council, which has final approval authority.
A commissioner moved to recommend rezoning; the motion carried in a unanimous roll call and will be forwarded to City Council for final action.
