The Republic City Council on first reading considered a rezoning request for approximately 10.44 acres at 688 South Kansas Avenue. Patrick Ruiz, associate planner, told the council the applicant, James Nathan LLC, seeks to rezone the property from a split designation (agricultural AG and medium‑density single‑family residential R1M) to a unified R1M classification.
Ruiz said the site contains a vacant house that suffered fire damage and is adjacent to other R1M and AG properties; municipal water and sanitary sewer are nearby at stub streets. A traffic impact study was required and found no traffic improvements necessary, and staff concluded the request is generally consistent with the comprehensive plan and compatible with surrounding land uses. Based on that analysis, staff recommended approval.
Council had no questions and there were no citizen comments. The ordinance (Bill 25-07) was read by staff as a first reading; council voted unanimously to carry the motion forward.
