Planning Commission approves rezoning for HVAC contractor in Oak Ridge (Z‑5)

The Cobb County Planning Commission on March 4, 2025, approved by a 3-0 vote a rezoning request from Alireza Mahmoudi to change a parcel from General Commercial (GC) to Neighborhood Retail Commercial (NRC) to allow a heating and air contractor to operate at the southwest corner of West Atlanta Street and Oak Ridge Drive.
The commission recommended approval to NRC with a special exception for specialty contractors subject to ten final conditions listed by staff: acceptance of the site plan received by the zoning division on Dec. 30, 2024, with minor modifications approved by the district commissioner; variances for existing setback encroachments; review and compliance with Fire Department, Water and Sewer Division, Department of Transportation, Stormwater Management Division and Planning Division comments; addition of striped parking; a landscape buffer adjacent to the west and south property lines up to 35 feet where possible with a privacy fence, subject to county arborist approval; and no outdoor storage or outdoor display of merchandise.
Staff reported the applicant was present and that there was no one in opposition. A motion to approve passed 3-0. Staff told the approved applicant to return in two weeks for the Board of Commissioners hearing.
