Planning staff to bring rezoning for Amaville Road to next meeting after planning commission recommends approval

Doug DiMasi, Rutherford County planning and engineering director, told the Public Works and Planning Committee on March 4 that the department will present a rezoning application by Chris Rudd next week for a roughly 39‑acre site along Amaville Road.
According to DiMasi, the property is currently zoned RM (residential medium density), and the application seeks Employment and Activity Center (EAC) zoning. The applicant provided a concept plan showing three buildings totaling about 431,000 square feet intended for distribution and warehousing with some office space; specific tenants have not been identified.
DiMasi said the planning commission recommended approval by a vote of 8–1 after a public hearing in which one speaker opposed the request, citing concerns about lighting, noise and traffic. The applicant and the developer have executed a memorandum of understanding and a traffic study is underway; DiMasi said any outstanding traffic issues could be addressed at the site‑plan stage if commissioners approve the rezoning.
No final rezoning vote was taken at the March 4 committee meeting; DiMasi said the application will be before the commissioners next week. He also reported available‑lot inventory through February 2025 at roughly 1,191 lots and noted the county’s lot inventory has edged up in recent months.
