Councilmembers voted to rezone a parcel requested by Barnard Brothers LLC from R‑1 residential to C‑3 commercial to reflect existing commercial use along the corridor; planning staff said there were no speakers in opposition and the Planning & Zoning Commission recommended approval.
Separately, the council approved a rezoning requested by Lauderdale Brothers LLC to change affected land to I‑1 industrial (parcel numbers cited in the record). During the public hearing neighbors raised concerns about dust and mud on Florida Avenue from operations and asked for a visual buffer. Planning staff and councilmembers said the city’s landscaping ordinance requires screening; Councilmember Dugas moved to include a buffer expectation and Councilmember Gilbert seconded. Planning staff said the landscaping ordinance allows designers flexibility—including berms with fences or plantings—in meeting screening requirements.
