DENHAM SPRINGS, La. — The Denham Springs City Council on a voice vote approved two special‑use permit requests for townhouse developments on properties along Florida Avenue following public hearings and discussion about drainage, traffic and zoning compatibility.
The council opened a public hearing for a special‑use permit requested by Brad Marcotte Construction LLC for a townhome development on Tract B‑1‑A and the remainder of Tract A at an area identified in the application. Planning staff said the proposal “meets all the requirements,” including required parking and building counts. Councilmember Wesley moved to open the hearing and later moved approval; the motion carried with Councilmembers Dugas, Gilbert, Lamb Williams, Poole and Wesley voting yes.
A second, similar application from Brad Archive LLC for a townhouse development on nearby property was raised and approved after discussion about whether the site should remain commercial as reflected in the city’s vision and zoning map. Councilmember Gilbert said Florida Boulevard has “traditionally … been commercial with residential directly behind it,” while a different councilmember said the parcel had been vacant for some time and townhomes presented a reasonable option. The motion to approve carried with the same recorded yes votes.
Planning staff noted neighborhood concerns during review were primarily about drainage and traffic; a resident who spoke at the hearing asked that ordinances be applied evenly and that accessory structures be treated consistently. The council did not adopt additional conditions beyond the standard special‑use permit requirements and directed that applicable ordinances be enforced.
