The Aiken Design Review Board unanimously approved a Certificate of Appropriateness to construct two barns on a property at 507 Sumpter Street Southeast, restoring structures that stood on the site in the late 20th century.
Applicant and property owner Eric Radford told the board the two earlier shed-roof barns and paddocks were built in the late 1980s and early 1990s; one was demolished after storm damage about 15 years ago and the other about 10 years ago. Radford said he intends to reconstruct two barns in the existing paddock area to accommodate horses. "We've been there since 1986," Radford said as he described the existing site and why he wants to rebuild the barns.
The proposed barns are modest in scale — each 10 feet in height with 10-foot setbacks from property lines. One building is described as a 32-by-12-foot structure with two 12-by-12-foot stalls and the other a 12-by-8-foot storage room arrangement. The applicant proposes board-and-batten siding painted white with a black shingled roof. Staff noted the property is inside Historic District 1 and that because this is new construction rather than alteration, a designation category was not required for review.
Board members who spoke said the proposed barns are consistent with neighborhood character and historical precedent in the area. A public commentator summed up the sentiment at the hearing: "The more horse barns we have in the historic district, the better for all," the speaker said in support.
The board approved the application (identified in discussion as CERH25-024) by unanimous vote.
