Public Works proposes purchase of six-acre parcel north of Valley Transfer Station for $1.15 million

Matt Ziricor, public works staff (solid waste), told commissioners on March 4 that the county has an opportunity to acquire roughly six acres immediately north of the Valley Transfer Station.
Ziricor said the purchase price in the draft purchase-and-sale agreement is $1,150,000, with $10,000 in earnest money and a 90‑day feasibility period. He said staff had ordered a Phase I environmental assessment and that the agreement includes an option for a Phase II assessment. "There aren't any early concerns, but obviously always a good idea to do a Phase I at least when you're purchasing a piece of property, especially next to the tracks," he said.
Ziricor said the parcel would prevent the transfer station from becoming landlocked in the future and would ease potential expansion needs; he described acquisition as a standard property-protection step for infrastructure projects. No final action was taken during the briefing; staff said the purchase-and-sale agreement process will continue under standard real-estate procedures.
Ziricor also noted that keeping contiguous land parcels gives the county more flexible options than pursuing an entirely new site if the transfer station grows in the future.
