The Fort Lauderdale City Commission on March 4 approved a package of comprehensive-plan actions to establish the Uptown Urban Village transit‑oriented development (TOD) designation and to amend the future land use map for a roughly bounded area that includes land generally between Interstate 95, McNab Road/C-14 Canal, Powerline Road and Northwest 50th Street.
The commission voted unanimously to introduce and approve three related items: an amendment to the future land use element’s TOD floor-area-ratio language (PH2), a new Uptown Urban Village TOD designation (PH3), and an amendment to the future land use map designating the Uptown area as Uptown Urban Village (PH4). All three items were approved on the record.
The changes create a transit‑oriented framework for the Uptown area and authorizes city staff to transmit the proposed amendments, accompanying data and analysis to state and regional reviewing agencies.
Context and award presentation Earlier in the meeting, representatives of the Smart Growth Partnership presented an award to the city recognizing the Uptown Urban Village project and commending the city’s use of smart growth principles. Jim Metzel, principal urban planner with the Development Services Department, and Smart Growth Partnership chair Mary Anne Winfield accepted and spoke about the project’s long planning history and the city’s commitment to quality-of-life and environmental protection.
Why it matters: The Uptown Urban Village TOD designation is intended to guide redevelopment consistent with transit, higher intensity mixed uses, and smart growth principles in a corridor that city planners and developers have targeted for more walkable development around transit connections.
Formal action The commission adopted ordinances and resolutions to amend the comprehensive plan (future land use element and map) to establish and apply the Uptown Urban Village TOD designation. Vote records on the three items show unanimous commission support.
Boundaries and next steps Per the adopted language, the Uptown area is described as generally bounded by Interstate 95 on the east, McNab Road and the C-14 Canal to the north, Powerline Road on the west, and Northwest 50th Street on the south. City staff will transmit the adopted amendments and supporting materials to the applicable reviewing agencies for statutorily required review.
Provenance: The Smart Growth award presentation occurred during the meeting’s presentations segment; the public hearings and commission votes on the Uptown amendments occurred later in the agenda.
