Committee approves tax-roll corrections and groups Cohoes levies; city exemption and solar assessment corrected

The Audit and Finance Committee approved several technical tax-roll corrections and municipal levy measures during its meeting.
County staff asked the committee to correct the 2025 tax bill for 351 Southern Boulevard in the city of Albany, saying the property is eligible for a commercial real property tax exemption under Real Property Tax Law §45-a but that a clerical error had omitted the city portion of the exemption. The committee authorized a correction to apply the exemption to the city portion of the 2025 bill.
Staff also requested and obtained approval to correct a 2025 assessment for a parcel on County Route 101 in the town of Queensbury (described in the transcript as a large-scale solar array parcel) after the assessor’s records showed the leased acreage had been entered incorrectly; the correction reduces the tax bill to match the assessor’s workbook documentation.
The committee moved to group items 11 through 13—amounts levied for municipal charges, the municipal tax levy and unpaid water and sewer charges in the City of Cohoes—and approved the grouped resolutions; staff said the resolution texts list the amounts to be levied and collected. The committee also discussed and approved a charter modernization to raise the Board of Contract Administration’s monetary threshold to a contemporary dollar level.
