The Tampa City Council on Feb. 27 approved on first reading an ordinance (file REZ24-108) to rezone the property at 2902 Melbourne Boulevard from RM-16 (residential multifamily) and CI (commercial intensive) to CG (commercial general).
Planning commission staff Jennifer Malone said the site sits at the I‑4 and North 50th Street interchange and that the East Tampa Urban Village future land use supports the request. "The proposed CG zoning district is comparable and compatible with the area, and it'll allow for full development and redevelopment of a mostly vacant site, which is consistent with the comprehensive plan," Malone said.
Malone and Development Coordination staff described the parcel as roughly 46,173 square feet with surrounding commercial uses and pockets of single‑family residential. An applicant representative told the council the request aligns with staff and planning commission findings and that no opposition was on the record.
Councilmember Carlson moved the ordinance for first reading; Councilmember Henderson seconded. On the roll call the motion carried unanimously. The council set second reading and adoption for 10 a.m. March 27, 2025, at City Hall.
The rezoning changes allowable land uses and increases the property’s commercial potential; the council did not review or approve a site plan as part of this Euclidean rezoning.
A second reading will determine final adoption and any site‑specific conditions or required modifications.
