The Kentwood City Commission voted unanimously Feb. 18 to reclassify about 0.16 acres at 4550 Division Ave. from form-based-code corridor general to form-based-code corridor edge, a change staff said is required to allow continued use of the existing structure as a residential duplex.
City planning staff explained the property was built in 1951 as office space and was converted to a duplex by a prior owner; the current owner purchased it in 2023. Under the corridor-general context area, a duplex is not permitted; the corridor-edge classification allows duplex building types. Planning staff said inspections and fire department review identified steps the applicant must complete to continue residential occupancy after the zoning change.
The Planning Commission reviewed the application and recommended approval. A motion by Commissioner Moore, seconded by Commissioner Morgan, carried on a roll-call vote with all commissioners present voting yes. Staff noted the approval is subject to the basis points in the enclosed planning memo (basis 1–7). No members of the public spoke during the public hearing.
