The Town of Brookline Zoning Board of Appeals voted unanimously to grant a finding under Section 6 allowing a rear addition and walk-out basement at 14 Rangeley Road.
Applicant counsel Jennifer Depazo Gilbert said the project is a 500-square-foot first-floor addition with a matching 500-square-foot basement below (1,000 square feet of additional gross floor area overall). Because of site topography the rear addition will be largely unseen from the street. The proposal increases the preexisting nonconforming FAR from 0.361 to 0.418 and reduces the rear yard from 31.76 feet to 30.42 feet (required rear yard 40 feet). Planning staff and the Planning Board voted unanimously to support the relief and recommended standard conditions: final stamped plans and submission of the approved board decision for recording.
Board members said they were satisfied that the site’s topography and tree cover limit visibility and found the addition would not be substantially more detrimental to the neighborhood. The building department submitted a memo indicating no objection and that it will ensure compliance with the zoning decision and applicable code.
