The committee voted without objection to send a resolution authorizing a 15-year neighborhood enterprise zone certificate for a single-family house at 2844 Sixteenth Street in North Corktown to the City Council formal session with a recommendation to approve.
Chris Gulak, City Planning Commission staff, introduced the petition. Bree Williamson, board president of the North Corktown Neighborhood Association and the North Corktown Community Housing Land Trust, described the proposal as part of a seven-house community land trust development just north of I-75. The submission is for one of the seven homes; the petitioner said the remaining properties will return to council for review.
Staff's packet lists this unit as roughly 1,500 square feet with three bedrooms, an estimated sale price of $257,000, and a planned buyer income target of 50% to 80% of area median income. The petitioner said substantial up-front infrastructure work (utility relocations and alley reconstruction) is included in the build cost for the overall site. The development includes a detached rear garage and one barrier-free unit among the seven.
Member Gabriela Santiago Romero expressed support and encouraged more community land trust projects. The committee will forward the petitioner's resolution to Tuesday's formal session for council consideration.
Ending: If the council approves the NEZ certificate and related resolution at formal session it will enact the 15-year NEZ benefits for this parcel; the development team said they will return for certificates on the other units.
