Facilities staff report spring start dates for boilers, roofs and other CAP projects; James Wood areas turned over

Brian Davis, facility services director, and Kevin Kenny, assistant director for planning and construction, gave a consolidated update Jan. 13 on the division’s capital and ongoing facilities projects.
Davis outlined specific CAP work scheduled to begin in spring and summer when weather and school schedules allow. He listed two asphalt projects (Red Bud and Armel) planned for spring, multiple boiler replacements across schools (including Trendo/Trando High School, Apple Pie Ridge, Stonewall and Sherando), interior painting at Bass Hoover, full plumbing fixture replacements at Apple Pie and Bass Hoover and roofing projects at James Wood Middle School (partial) and Apple Pie (full). He said durations for major equipment replacements are generally about one to one-and-a-half months.
Kenny summarized the broader CIP portfolio including the fourth high school planning, James Wood projects, Jordan Springs, Middletown expansion, Dowell J. Howard facility updates and the Woodside Lane improvement after coordination with VDOT. He said James Wood project work accelerated and that a newly finished community room and renovated circulation areas were turned over during the December break; furniture and finishing work were arriving in January.
Davis and Kenny emphasized scheduling to avoid disruption. For example, track resurfacing at Trendo High School and the Millbrook tennis court were being bid now with tentative work planned in June after school ends. Davis also credited facility staff and custodians for snow removal and site readiness during winter weather.
Committee members asked about roof membrane types (answered as ballasted or EPDM membrane for flat roofs) and about boiler standardization; Davis said standardization across older systems would require additional funds for piping and electronics and that future standardization could be included on larger replacement projects.
