Commission recommends Total Royale Pod 4 architectural plans to council, approves temporary sales center

The Royal Palm Beach Planning and Zoning Commission on Feb. 25 voted 5-0 to recommend architectural approval for Pod 4 of the Total Royale residential development and approved a temporary sales center and typical lot landscaping.
Planning staff described the request as architectural approval for five single-family residential models, each offering three elevation styles and up to five color schemes, plus a temporary sales center. The property is located approximately 0.27 miles west of State Road 7 (U.S. 441). The proposed model names shown to the commission were Tucson, Positano III, Rhodes II, and Wickliffe 4; staff presented coastal, contemporary and Mediterranean elevation themes and model-specific landscaping plans.
Staff recommended approval and noted the proposed architecture and landscape conform to the village requirements for the RS-3 single-family residential zoning district. Lindsey Jean Louis of Urban Design Studio, present for the applicant, said the team was available to answer questions.
Planning staff cautioned the commission that this architectural approval accompanies a site-plan modification that is not before the commission this evening; because the AAR is tied to a site-plan modification the matter will move on to the Village Council for final action. Commissioner Christopher Butler moved to approve the AAR and Commissioner Andrew Alba seconded; the motion carried, 5-0.
No members of the public offered comment on the item during the meeting.
Next steps: staff will forward the commission’s recommendation and the AAR to the Village Council as part of the broader site-plan modification process.
