Council reviews second reading of rezoning for Trident Drive parcel from C-2 to I-1

Planning staff presented a second-reading ordinance to rezone Tax Map 50, Parcel 14.07 (about 3.57 acres) on Trident Drive from C-2 (commercial) to I-1 (industrial) at the request of Caravan Ventures.
Mitch (planning staff) described the site as roughly 250 feet northwest of the Safari Drive and Trident Drive intersection, with Interstate 24 right-of-way and an exit ramp bordering the rear of the parcel. The land-use plan for the 24 Gateway character area supports a mix of local and regional uses including hospitality, retail and multi-family, and staff recommended approval. Mitch said the Planning Commission recommended approval by a 7-0 vote and that no substantive changes had been made since the prior hearing.
Council members asked staff to review buffering and landscaping during site-plan review, particularly adjacent to the off-ramp and to the sliver of property to the south identified as Range USA (an indoor shooting range with plans approved but not yet constructed). Staff said site-plan review would be the appropriate time to finalize buffer and screening requirements.
This item was presented as a second reading at the workshop; staff said it will be placed on the regular meeting agenda for final action.
