Prattville clears Magnolia Ridge Phase 2 preliminary plat; staff to address traffic-calming during construction-plan review

The Prattville Planning Commission approved the preliminary plat for Magnolia Ridge Phase 2 on Feb. 20. The proposal covers a 38-lot extension east of Magnolia Ridge off Rocky Mount Road; staff reported no waivers were requested.

Planning staff said the city council previously rezoned portions of the property, with the northern section zoned B-2 and the southern portion R-3. The applicant’s representative said the plat follows the approved sketch plan and that engineering revised the road alignment to reduce sharp turns.

Several commissioners raised safety concerns about a long, straight stretch of the new roadway — roughly 700 to 900 feet — and recommended traffic‑calming measures such as a speed table similar to treatments used in Dawson’s Mill. Planning and engineering staff said such features are typically addressed during the construction-plan review and can be required if needed.

With staff and the developer agreeing to coordinate on any traffic-calming requirements during construction-plan review, the commission voted to approve the preliminary plat. Planning staff said construction plans will be submitted for engineering review and any required adjustments will be made at that stage.
