The Planning Commission voted to recommend approval of a special exception permit to permit fences and an outdoor seating area at 818–820 East Jefferson Street, a cafe in an NX Node mixed-use district.
Carrie Rainey, city planner with the Department of Neighborhood Development Services (NDS), presented the application and said staff found the proposed deck and fencing appropriate for the block’s mix of building setbacks and front-yard uses. Rainey said the entrance corridor preservation planner issued a certificate of appropriateness for the project and that staff was not recommending any conditions on the special exception permit at this time.
During discussion, commissioners sought clarification about the review path for any alterations to the fencing or railing details. Rainey said future changes would be reviewed by Jeff Warner (preservation reviewer) and any modifications requiring additional review would be routed through that process.
One commissioner recused themself from the discussion because of a relationship with someone preparing drawings for the project. After a motion amended to reference the packet drawings and materials, the commission voted to recommend approval; the recommendation will go to City Council for final action.
