The Planning and Zoning Board on Feb. 26 approved a variance allowing 23 parking spaces โ including three inside an automotive bay โ at 920 West 84th Street, where code requires 27 spaces. The variance was approved with conditions to limit automotive use and require prompt completion of required permits.
Staff explained the site was developed in 1968 with three warehouse buildings; the subject building occupies a subdivided lot with two 9,160-square-foot bays. The front parking was reconfigured after right-of-way takings and currently provides six compliant spaces; rear and side areas were informally reconfigured in ways that do not meet current angle/space standards. The applicant proposed to reconfigure rear and side parking to meet standards but would still provide only 23 spaces.
The board approved the variance subject to conditions: Bay B (approx. 9,160 sq ft) may be used for automotive uses only and must meet a parking ratio of one space per 500 sq ft for cross-floor area; Bay A may be limited to industrial uses at one space per 1,000 sq ft; the proposed reconfigured parking must be installed with required building permits and completed within 90 days of ordinance approval granting the variance. Staff also recorded an affidavit provision: if automotive business tax registration for Bay B is not renewed in the September 2025 BTR cycle, the business tax for automotive uses will be revoked. Staff recommended approval with conditions.
