Metropolitan Area Planning Commission recommends rezoning 1102 North Kennedy Street from C-3 to R-7

The Metropolitan Area Planning Commission voted Feb. 24 to recommend that the mayor and board of commissioners rezone 1102 North Kennedy Street from C-3 General Commercial District to R-7 Residential Multifamily District.
Jacqueline Porter, the city’s community development director, told commissioners that Michael DeBoer, the property owner, requested the rezoning “to adequately support its existing use.” Porter said the parcel, at the intersection of North Kennedy Street and East Ash Avenue in the Kennedy's Addition, contains a single-family structure and accessory buildings, has sidewalks on both sides of North Kennedy, and is served by city sewer and water.
Porter also said the city’s Envision comprehensive plan future land-use map projects the area as a traditional neighborhood near a green network because of nearby floodplain. She told the commission staff received no written protests during the public-notice period.
The commission opened a public hearing on the item, received no public comments, closed the hearing and proceeded to vote. A motion to approve the rezoning carried on a voice vote; the commission did not record a roll-call tally in the meeting transcript. The recommendation will be forwarded to the mayor and board of commissioners for final action.
The item was procedural and brief: staff presented the request, the public hearing produced no speakers, and commissioners approved the recommendation to send the rezoning to the mayor and board for consideration.
