The Onalaska Planning Commission unanimously approved a certified survey map on Feb. 25 to divide a parcel at 412 Oak Forest Drive (Tax Parcel 18-1020-0) into two lots, enabling the future construction of a residence on the newly created western lot.
Planner Katie Aspenson said the property is currently in the Neighborhood Business (B‑1) district and contains a mixed‑use site (a Marineland business and ancillary residential use). The proposed Lot 1 would be the western portion and would require rezoning to a residential district before any new single‑family home could be constructed, because the B‑1 district does not permit new residences. Aspenson said Lot 1 is expected to be roughly 20 feet higher in elevation than Lot 2 and that utilities (water, sewer, storm) exist in an easement near the north lot line to serve future development. City staff prepared 15 conditions of approval.
Commissioner Mike Milke moved to approve the CSM; Tom Smith seconded. Commissioners confirmed Lot 1 will access via Keller Court while Lot 2 will continue to access Oak Forest Drive. The motion passed unanimously.
