La Verne’s Planning Commission approved the final plat for Mission Hills Section 2 during its Feb. 20 meeting, clearing the way for 49 lots on 13.57 acres in the R-3 high-density residential zoning district.
Planning staff presented maps showing the new phase east of the Section 1 area approved previously. The applicant, SEC Inc., requested final plat approval for the 49-lot subdivision; the property owner is listed as Meritage Homes of Tennessee Inc.
Gary of the city engineering office told the commission that he had spoken with the developer and that the city will not sign the final plat until construction is substantially complete. “I won’t sign the plat until they have built everything except what's on the performance bond,” Gary said, noting the developer is earlier in the construction process than typical. Brent (applicant representative) addressed a planning question about open space between Lots 46 and 47, explaining the gap is due to a slope created by site topology and that the homeowners association will be responsible for the area.
Commissioners voted to accept the final plat as submitted; the motion passed with no recorded opposition.
The staff presentation included detail sheets showing lot layouts along Vanguard Drive, Stardust Way and Libra Drive and photos of grading and the construction entrance. Engineering staff also noted a single remaining engineering comment and that plat signing is contingent on broader completion requirements.
