The Twin Cities Planning Commission approved Wednesday a preliminary subdivision plan filed by Archma to create 172 single-family lots at approximately 750 Droubay Road (application number 2024069).
The motion cited the findings and conditions in the staff report dated Feb. 19, 2025 and included an additional finding regarding fencing consistent with prior discussion about separation between stormwater detention basins and Droubay Road. Commissioners voted unanimously, 7-0.
During staff presentation and follow-up, commissioners asked for a fencing approach—described in the meeting as a short picket-type fence no less than 4 feet high—to reduce safety risks where open space abuts public roads. The applicant confirmed willingness to use a picket-style fence and agreed the 4-foot height was acceptable for the open-space edge.
The preliminary approval requires the applicant to meet the conditions in the staff report; final design details, fence placement and materials will be reviewed with the final plat and landscape submissions.
