The Revere Zoning Board of Appeals voted unanimously to grant a variance allowing construction of a single‑family home on Lot 194 on Patriot Parkway.
The variance, application A2503, was sought to address maximum principal building coverage and a parking requirement that a developed lot held in common ownership with a qualified vacant lot provide at least two off‑street parking spaces on the developed lot. Joe Cattogio, representing the applicant, said the parcel is "more or less a buildable lot" and described a proposed single‑family structure that meets setbacks, height limits and includes two parking spaces (one garage, one driveway spot).
The board's standard conditions require the appellant to record the variance and plan in the Suffolk County Registry of Deeds, submit recording numbers to the city clerk and building inspector, obtain site‑plan review approval before applying for a building permit, and exercise rights within one year or the variance will lapse. The board recorded five yes votes on the motion: Mr. Lemina, Mr. Lopes, Mr. Pelton, Ms. Pratt and Chairman Tucker.
Cattogio said the lot consists of about 4,750 square feet and is presently vacant except for pavement used by the adjoining lot; he said the family that owns the adjoining parcel will be conveyed a four‑foot strip so their parking can be maintained. The applicant also said he collected neighborhood signatures and that the ward councillor had expressed support at site plan review. A written opposition was filed by Maria Ardagna of 40 Dodd Street.
