At the City of Bradenton Planning Commission meeting the applicant presented a revised sketch plan for 630 South Ninth Street and outlined a three‑phase approach to construction.
Dan Bonslayer, representing the applicant, said the owner is considering a small flex building along South Street for use as rentable bays or light industrial/flex units, with only one or two employees per unit. The applicant proposed phasing sidewalk and curb work so the owner could construct in segments rather than all at once. Dan said the plan includes a catch basin at Ninth and Laurel to collect stormwater and proposed running a 12‑inch drain to the existing corner catch basin; he noted stormwater calculations would be completed with the preliminary/final plan submission.
Staff and public‑works staff (Tim) said they saw no zoning compliance problems with the revised sketch and that phasing of sidewalks has been allowed previously, but final stormwater and accessibility issues will be resolved at preliminary/final plan stage. Commissioners raised typical questions about uses permitted in the NC district, utility hookups, sprinklers and parking calculation; staff said water and sewer are available on South Street and that sprinklers and final utility details are determined by building code and use.
The commission made no motion; Jerome stated no action was required for the sketch plan and the applicant may proceed to a preliminary/final submission when ready.
