Historic Preservation Board continues NRH Homes’ 3618 Spruce Avenue new-construction case to March 25

The Historic Preservation Board on Feb. 25 continued a new-construction Certificate of Appropriateness application for 3618 Spruce Avenue after staff recommended denial of the current design and asked the applicant to revise materials and roof shaping to better match district standards.
Viviana, representing NRH Homes and applicant Nicholas Haney, presented proposed elevations and streetscape renderings and said the project meets zoning setbacks and lot-coverage requirements but needs design tweaks. Staff told the board the parcel previously held a two-story Mission Revival house that was demolished in 2007 and said the proposed design has inconsistencies — staff characterized the proposal as closer to a masonry vernacular variant than the applicant’s stated frame vernacular inspiration and recommended denial under the Secretary of the Interior’s standards. Staff said it would accept a continuance so the applicant can work with staff on revisions.
After brief discussion, a board member moved to defer the case to the March 25 meeting so the applicant’s architect could adjust materials, textures and roof shape to address staff recommendations. The motion to continue carried.
No public comment was made on this case at the hearing. The applicant and staff agreed to continue working on the design prior to the March meeting; no final vote on a certificate or COA was taken at the Feb. 25 session.
