The Santaquin City Planning Commission unanimously approved the preliminary plan for the Morgan Subdivision, a three‑lot split at 200 North 95 East, on Feb. 25, 2025. The commission conditioned final recording on either completion of a boundary‑line agreement or removal of an existing shed at the northwest corner of Lot 1.
The commission acted after staff explained that the property is in the R‑8 zone, where minimum lot size is 8,000 square feet and minimum lot width is 80 feet; all three proposed lots comply with those minimums. Staff said the project had previously received a deferral agreement from the City Council and a favorable recommendation from the development review committee on Feb. 11.
Applicant Mr. Morgan spoke briefly and indicated no additions to staff’s presentation. Commissioners asked a single procedural question about an outstanding property‑line issue and were told that either a boundary‑line agreement would be completed at final review or the shed would be removed before plat recordation.
Commissioner Romero moved to conditionally approve the preliminary plans with the stated condition; Commissioner Mook seconded. The roll call vote was recorded as yes from Commissioners Tolman, Waite, Hoffman, Wood, Romero and Mook. The preliminary plan was approved and may move forward to final review subject to the condition.
Staff reminded the commission that final plat approval will address any remaining technical items and that the shed or boundary agreement must be resolved before the plat is recorded.
