Board approves sale of two small county-owned parcels near Lewistown development

The Board of Supervisors voted to approve the disposition and sale of two small county-owned parcels that intrude into a privately owned lot off Lakeridge Parkway, near the Bass Pro Shop and Lewistown development area.
Deputy County Administrator Todd Kilduff told the board the county was approached by Northern Lewistown Road Associates LLC after the developer's due diligence identified two small pieces of county land (approximately 0.101 acres and 0.026 acres) that extend into the developer's parcel. Kilduff said the county's GIS had not captured the encroachments and staff had not ordered an appraisal before the hearing. Based on county assessment values the two parcels together roughly equate to an assessed value on the order of about $19,000, though Kilduff stressed that number would not be the county's asking price and that a formal appraisal would be completed as part of the sale process.
Kilduff said county departments including the county attorney, public works and planning reviewed the request and raised no objections; the buyer's property would become part of the Lewistown Community Development Authority (CDA) if combined and would be subject to CDA taxation.
After a public hearing with no speakers the board approved the sale by voice vote; Supervisor Dibble moved approval and the motion passed unanimously.
Kilduff said the sale will follow standard county real property disposition processes, including appraisal and legal review, before closing.
