The Madison Historic District Board of Review on Feb. 24 approved a 9,000-square-foot north-side addition to an existing warehouse at 805 East Street for Royer Corporation.
Company representatives described the addition as increasing total pallet space to about 806 pallet positions and adding two shipping docks to improve truck loading and circulation. The applicant said the expansion responds to recent customer growth and would allow trucks to pull in and back up without impeding neighbors.
Board members reviewed site photos and plans and noted the existing structure is non-contributing; they found the proposed addition’s proportions, roof lines and materials were compatible with the site. A member observed there is roughly 20 feet between the proposed edge of the building and the end of the asphalt, which should preserve access to adjacent garage areas.
After findings of fact, the board unanimously approved a motion granting a certificate of appropriateness. Staff told the applicant they would mail the certificate and monitor construction for compliance with approved plans.
Royer representatives said the company has been growing and is consolidating warehousing previously handled at multiple third-party locations; the company noted relationships with existing customers, including one named customer, and the need for additional dock capacity to accommodate larger truck traffic.
The board thanked Royer for investing in the community and noted staff would follow up on construction details.
