The Dinwiddie County Planning Commission voted 6-0 to recommend rezoning case P‑25‑3 in the West Petersburg neighborhood to the Dinwiddie County Board of Supervisors.
Planning staffer Bassett told commissioners the requested rezoning is located in the West Petersburg area and is consistent with the town center designation of the county’s comprehensive land use plan. "The RU Zoning district was created to accommodate further development on the existing lots within the urban area, including the West Petersburg neighborhood," Bassett said, and he noted public water and sewer service is available for the subject properties.
The commission’s motion stated that the rezoning is made "to assure compliance with Virginia Code section 15.2‑2286(a)(7)" and that the change would serve public necessity, convenience, the general welfare and good zoning practice. The motion to recommend approval was adopted by a 6-0 vote.
Staff described the subject parcels as smaller, urban lots, generally 25 feet wide by 100 feet deep, with some lots deeper than 100 feet. Bassett said the applicant intends to combine the subject lots so a dwelling can be located on its own individual lot and that the RU (Residential Urban) district is intended for medium‑density residential infill on smaller lots.
There were no members of the public signed up to speak on the case; the applicant’s agent attended and indicated he had no additional comments. Commissioners asked no substantive follow‑up questions at the hearing.
The recommendation forwards P‑25‑3 to the Board of Supervisors for final action. The planning staff record notes access to Dinwiddie County Water Authority service and the requirement that individual driveway entrances will need VDOT entrance permits as each lot is developed.
For now, the commission’s action is advisory; the Board of Supervisors will take any final vote on the rezoning at a later meeting.
