Planning commission recommends approval of P‑25‑2 to rezone West Petersburg parcels to RU

The Dinwiddie County Planning Commission voted unanimously on Jan. 8 to recommend approval of rezoning case P‑25‑2, which would reclassify several parcels in the West Petersburg neighborhood from R‑1 and C‑2 (Business General) to the Residential Urban (RU) zoning district.

Planning staff presented the request and recommended approval, saying the RU district allows detached single‑family and attached residential development compatible with the character and lot sizes of the area. Staff noted the RU district’s minimum lot size of 5,000 square feet and minimum lot width of 50 feet, and said the subject properties have access to water and sewer through the Dinwiddie County Water Authority. Transportation staff raised no impacts at the rezoning stage; driveway entrances for individual homes would require VDOT approval at building permit time.

The applicant, who identified himself as Nikhil and gave a mailing address in Amelia, Virginia, told commissioners his plan would combine certain small lots and create new single‑family parcels; he said the immediate proposal would create about five new homes on the combined lots shown on the map. Staff said combining existing lots under the RU district also helps existing homes become more conforming with current standards.

Chair Harvill moved to recommend approval of P‑25‑2 to the Board of Supervisors; the motion carried on a second and a roll‑call vote with seven members present, all voting aye. The planning director said the commission’s recommendation and the rezoning request will be forwarded and that the case is expected to be advertised for the Board of Supervisors’ consideration.
