Board approves window replacements, storms and sashes at 512 Abeta Street with exceptions

Staff described the property and the application and provided a window assessment recommending a mix of repairs and replacements. Lanny, presenting the staff report, said the property “is a significant... single family residence” and walked the board through which windows staff recommended to restore and which to replace; staff recommended following the assessment for most openings but noted the applicant requested a different treatment for two windows. The applicant, Scott Cherry, explained on oath that four windows (numbers 5, 6 and 7 plus storm sash labeled 2) are non‑operable steel or stuccoed‑in elements and proposed aluminum‑clad replacements to match the appearance of existing multi‑light steel windows; four wood windows (1, 3, 4 and 8) would be restored and fitted with exterior storm/screen sashes.
Board members asked whether replacements would match materials and profiles and whether simulated divided‑light units would be used; the applicant said the proposed aluminum‑clad windows would mimic the original profiles and that simulated divided lights with interior/exterior muntins (not applied grills) are proposed where needed.
A motion to approve the application carried on a roll call vote (Beechek: yes; Bienvenu: yes; Aguilar Medrano: yes; Degnan: yes). The motion, as recorded, accepted staff’s finding that exception criteria had been met for the nonrepairable openings and directed work to follow the window assessment recommendations where specified.
