Planning Board recommends making conservation subdivision an optional alternative in residential zones

The Wolfeboro Planning Board voted unanimously to recommend Article 4, a warrant article that would change the town’s rules for conservation subdivisions from a mandatory requirement in all residential zones to an optional alternative.
Under the proposed ordinance, conservation subdivisions would remain available as a design option but would no longer be required in every residential zoning district. Presenters said the article keeps the original objectives of conservation subdivisions. If developers elect the conservation-subdivision option, the proposal would require vegetative buffers at the property perimeter and would conserve 50 percent of the land within the project.
The presentation noted that exemptions that currently exist because conservation subdivision is mandatory would become obsolete if the change is adopted and the optional approach is used instead.
Doug Breskin and other board members thanked Von Dugan for work on the conservation-subdivision language. The Planning Board presentation advised voters to review the full written explanation, which will be posted on the Planning Board website.
