The Hendry County Board of County Commissioners on Feb. 25 approved two planning items: a rezoning to create a 1.1-acre residential parcel and a five-year special exception permitting a model home and associated parking in Port LaBelle.
Rezoning RZ24-0015: Ryan Alexander, director of Planning and Community Development, described RZ24-0015 as a request to rezone a 1.1-acre portion of an approximately 6.1-acre parcel from A-2 (agriculture) to RG-1 (residential, low density) to allow the owner to split off the front lot with an existing house and retain the rear lot for a future home. The board received no public opposition at the public hearing and voted to approve the rezoning. The motion to approve was made from the dais and recorded as unanimous in favor.
Special Exception SE24-002: Alexander presented SE24-002, a five-year special exception requested by Holiday Builders to permit a model-home use on two adjacent lots in Port LaBelle, with the second lot to be used for customer parking. The staff report said the application included agreed conditions for signage and hours of operation. Commissioners discussed sign placement and design; Alexander said staff would work with the applicant through the site-development plan to ensure the sign met the county’s standards and suggested using design standards similar to those applied to other nearby commercial signage. The board voted individually on the SE and approved the five-year special exception.
Both approvals were conventional land-use actions: RZ24-0015 changes the parcel’s zoning designation to allow the split and residential use on the smaller lot; SE24-002 authorizes a temporary model-home sales use limited to five years and subject to site-development plan conditions.
