The Planning and Zoning Commission voted to recommend approval of a major Community Master Plan Amendment (CMPA) for Florio at TerraVallis — the project formerly known as Trillium — and to forward the amendment to the mayor and city council subject to conditions A through BB.
Sean Banda, staff presenter, described the proposal as a large-scale rewrite of the former CMP for the TerraVallis area and said the submitted amendment creates detailed development-unit plans, design standards and procedural changes intended to guide future subdivision and site-plan reviews. Banda said the project area “is approximately 3,029 acres” and that the amendment provides a development budget and land-use categories to guide density and uses across the master plan.
