Century Communities zoning application for 220 homes deferred after large public meeting; commissioners set April hearing

Century Communities asked the South Fulton Planning Commission on Feb. 19 to defer its rezoning application for a 119-acre subdivision so the developer could rework plans after a well-attended community meeting. The commission agreed and set the case for the April 16 Planning Commission meeting.

The application, Z24-033, would rezone land from AG-1 (agricultural) to a Community Unit Plan (CUP) to allow a subdivision of 220 single-family detached homes and include one existing single-family dwelling on approximately 119 acres. Applicant representative Danny Blumenthal said about 30 people attended the developer's Feb. 10 community meeting and that "there was not any support for this" in that session. He told the commission the development team plans significant changes and additional outreach and asked for a 60-day deferral; staff and commissioners agreed to schedule the matter for the April 16 meeting to give time to revise plans and continue outreach.

Vote: The commission voted to defer Z24-033 to the April meeting; a roll call recorded ayes and a recorded no vote by one commissioner during the roll call, and the motion passed.

Why it matters: The proposal would change nearly 119 acres from agricultural to residential use and add 220 home sites. Commissioners and the applicant said they want more time for revisions and for neighbors' concerns to be addressed before the commission issues a recommendation to council.

Next steps: The applicant will revise the plan, hold at least one additional community meeting and resubmit materials for the April 16 hearing.
